Today, we’re spotlighting Victoria Garner, CMCA®, AMS®, PCAM®, Regional President of Virginia & Illinois, whose career journey reflects resilience, growth, and a deep commitment to empowering others.

A Career Built on Curiosity and Courage

Victoria Garner’s career in community association management began as a resale coordinator at a family-owned company. From the very beginning, her curiosity and eagerness to learn set her apart. That drive quickly opened the door to administrative and portfolio management roles, laying the foundation for what would become more than two decades in the industry.

When the company later faced legal challenges, Victoria made a pivotal decision that would shape the next chapter of her career. Rather than step away from the industry, she chose to move forward with determination, joining Cardinal Management Group as a junior portfolio manager.

From there, Victoria steadily advanced through a variety of leadership roles. Along the way, she developed deep expertise in association management and built a leadership style rooted in resilience, growth, and possibility.

Before stepping into her current role as Regional President supporting RealManage’s Illinois and Virginia markets, Victoria spent nearly a decade as Executive Vice President of Cardinal Management Group. Her work has consistently focused on driving growth, strengthening client relationships, and supporting organizational success.

For Victoria, the journey has been defined by continuous learning and the willingness to take risks.

“It reflects years of learning, taking risks, embracing failure, and consistently choosing growth over comfort.”

Leadership Through Stewardship

For Victoria, leadership is not defined by titles or status. Instead, she views it as an opportunity to support and develop others.

“The most fulfilling part of my leadership role is developing others—helping team members recognize strengths they may not yet see in themselves and walking alongside them as they step into bigger opportunities.”

She believes leadership is about stewardship: creating environments where people feel seen, challenged, and supported. Watching individuals grow into their potential, she says, is one of the greatest privileges of her career.

Opening Doors for Women

Mentorship is a central part of Victoria’s leadership philosophy. She is passionate about creating opportunities for women and supporting them as they pursue leadership roles of their own.

Her approach is rooted in both honesty and encouragement.

“I believe in leading with both courage and candor,” she explains. “As Brené Brown says, ‘Clear is kind.’ Avoiding hard conversations doesn’t serve anyone.”

Victoria emphasizes that transparency and open dialogue help build confidence and create space for growth. Her goal is to ensure the women she mentors know they belong at the table.

“And if there isn’t a seat,” she says, “we’ll build one.”

Navigating Life’s Many Roles

Like many women leaders, Victoria balances multiple roles beyond her professional responsibilities. She credits much of her success to the strong support system around her, especially her husband.

“Behind every professional milestone is a partnership rooted in patience, encouragement, and shared responsibility,” she says.

As a working mom, aunt, wife, daughter, and friend, she has learned that success is rarely achieved alone. Her husband’s encouragement has helped her pursue ambitious goals while staying grounded in what matters most.

Victoria also emphasizes the importance of extending grace to ourselves.

“We don’t have to do it all flawlessly,” she says. “We just have to stay aligned with our values.”

Advice for the Next Generation of Women Leaders

For women looking to grow into leadership roles, Victoria encourages stepping beyond what feels comfortable and embracing opportunities for growth.

“Get comfortable being uncomfortable,” she says. Growth happens outside of our comfort zones, and confidence isn’t something that appears before action, it’s built through it. Raising your hand, taking on a stretch assignment, or having a difficult conversation are often the moments that move careers forward. Over time, those brave steps compound into meaningful progress.

Victoria also believes women benefit most when they support one another rather than compete. The idea that opportunities are limited, she says, simply isn’t true.

“Scarcity is a myth. When we support one another, share opportunities, and celebrate each other’s wins, we all rise.”

Leadership rooted in collaboration creates lasting impact. When women focus on purpose rather than comparison, they can lead with clarity and intention – and that’s where real change happens.
